Wayne Dalton Weather Seal Replacement: The Westminster Owner’s Guide

We keep Wayne Dalton-compatible bottom weather seal in stock and install it on most Westminster homes for $85-$160, parts and labor included. Most replacements are done in under an hour, and we can usually get to you the same day you call (720) 807-1427. The way most Westminster owners discover this part has failed is quiet: a strip of daylight under the closed door, a cold draft on the garage floor in January, or water pooling inside the door track after a spring snowmelt.

Servo Garage Doors Westminster is an independent service provider, not affiliated with Wayne Dalton. We stock their seal profiles because we work on so many of their doors across the Front Range.

Which Wayne Dalton Models This Applies To

Wayne Dalton uses two primary bottom-seal profiles, and this matters more than most owners expect. The most common in Westminster is the bead-style seal found on 8000 and 9000 series doors, including the 9100, 9600, 9700, and 9800 lines. These press into a round aluminum retainer channel. The second profile is the T-style seal on 500 and 600 series doors, which slides into a T-channel retainer. They are not interchangeable.

If you’re not sure which one you have, look at the bottom edge of the door with it closed. A bead seal shows a round rubber bulb hanging below the retainer. A T-style shows a wider flat flap. The surest check: grab the seal where it exits the retainer and pull gently sideways. If it pops out with a round bulge, it’s bead. If it resists and has a stem, it’s T. Wayne Dalton’s OEM seals are made of EPDM rubber; quality aftermarket equivalents from manufacturers like Action Industries also use EPDM and hold up comparably in Colorado’s UV and cold. We stock both profiles on the truck, so we don’t have to guess and run back to the shop.

Signs Your Wayne Dalton Weather Seal Replacement Is Failing

Signs Your Wayne Dalton Weather Seal Replacement Is Failing
  • Daylight under the door. When the door is closed, look along the bottom from inside the garage. If you see light unevenly, the seal has flattened or torn in one section. EPDM loses its rebound after six to nine Colorado winters; it doesn’t recover.
  • Water inside the track or pooling at the floor edge. Westminster’s freeze-thaw cycles push meltwater against the door lip. A failed bottom seal lets it in and it sits there, rusting the bottom bracket screws.
  • A draft you can feel at ankle height. If the air along the bottom of the closed door is noticeably colder than the rest of the garage, the seal has lost contact with the concrete. This is common in attached garages in Bradburn Village and Legacy Ridge due to frost heave shifting slabs.
  • Debris, dirt, or leaves accumulating just inside the door. The seal isn’t just thermal, it’s a physical barrier. When it wears thin, wind pushes debris under the door line.
  • Visible cracking or brittleness in the rubber itself. Pinch the seal if you can reach it. If the surface cracks or flakes, the EPDM is cooked. Westminster’s high-altitude UV does this faster than manufacturers’ lifespan charts suggest.

Replacement Cost & What’s Included

For Wayne Dalton doors in Westminster, expect $85-$160 installed for a standard 7- or 8-foot door. The tighter range reflects a straightforward truth: for a bead seal, the material is under $30 and the rest is labor plus the trip. The variation comes from door width (a 16-foot seal costs more than 8) and whether the retainer channel is straight or corroded. If the retainer is bent or the fasteners are rusted out, we replace those too, and you’ll see that line item on the written scope before we start.

Item Typical Range (Westminster)
Bead-style bottom seal, 8-9 ft door $85-$110 installed
Bead-style bottom seal, 16 ft door $110-$140 installed
T-style bottom seal, any width $100-$160 installed
Retainer channel repair/replacement Add $25-$45

Parts and labor are quoted flat and in writing before any work begins, per Clause 1 of The Haven Standard. That quote includes the seal, installation, removal of the old material, and a documented photo record of what we found before and what it looks like after. The seal itself carries the manufacturer’s material warranty; our workmanship is covered by the 365-Day Done Right Promise.

DIY or Call Us?

DIY or Call Us?

Swapping a bottom weather seal is one of the safest garage door repairs a homeowner can do themselves, and we’ll say that plainly. The door stays in place, there’s no spring tension involved, and the seal usually pulls out of the retainer with hand pressure. What goes wrong is the door width: Wayne Dalton seals are cut to length, and if you cut too short, the gap returns at one corner. Lubricant choice matters too; petroleum-based sprays degrade EPDM, which is why we use silicone only.

If the retainer itself is bent, corroded, or pulling away from the door, that’s where DIY goes sideways. You’re now drilling into the bottom of a door that’s part of a balanced assembly. Get the wrong fastener length and you’re in the panel. For that, call us. If you want to do it yourself, measure the exact seal width and verify the profile before you buy. If you’d rather have it done and photographed for your records, call (720) 807-1427 and we’ll quote you a flat price by phone using your door width and series.
